Zoning Sec. 28A — "HGT" Historic Grapevine Township District (Appendix D)
The zoning district written for the Township's fabric. Purpose: accommodate limited commercial and residential uses in the historically significant original town — bounded approximately by Northwest Highway, Ball Street, the Cotton Belt Railroad, Austin and Wood Streets — preserving historical integrity while allowing a mixture of uses "that reflect the spirit of the original township." How it interacts with your property
Whether a specific College Street lot is zoned HGT vs. legacy R-7.5/R-5.0/etc. is parcel-specific (check the zoning map/GIS); Ord. 93-58 listed base zonings R-7.5, R-5.0, PO, CN, CBD, R-TH, SP at designation. Either way, the Appendix G §7(d) caps (3,400 sq ft / 40% / 35 ft) and the Grapevine Pattern Book (2025) apply Township-wide for residential work, and the HL overlay's College Street Preservation Criteria (Ord 93-58) ride on top. Note the harmony: Sec 28A's 35-ft principal / 15-ft secondary height limits echo the Appendix G caps — the most restrictive reading always governs (§7(d)(2)g).
