Is it repair/replacement IN-KIND — same design, material,
color, outward appearance?
├─ YES → Ordinary Maintenance (App. G §6). No CA.

(awnings, fences, gutters/downspouts, incandescent lighting,
<25% front/side-yard landscaping-hardscaping, restoring original
