Work: Construct addition to existing backyard workshop (former two-car garage) of the 1912 Berry House for creative studio and office space; requires BZA variance (structure under 10 ft from house) Type: addition, garage_outbuilding Staff rec: approve with conditions Discussion: Herrington said the space was needed for Joann's creative work and an interior workspace for his "honey do" chores; the concrete pad was already poured but permitted for "flat work" only. Matching teardrop siding to replace the lean-to. Outcome: approved with conditions (5-0) — moved Margaret Telford, second Vick Cox Conditions: All exterior doors, windows, roofing material and light fixtures approved on separate CA; Meet code with Planning & Zoning and obtain Board of Zoning Appeals approval; Building permit obtained

CA13-51 — 520 South Main Street ⭐College St

Work: Install building name/address sign above existing tenant sign on the 520 Main Building (College Street Historic District) Type: sign Staff rec: approve with conditions (lengthen beyond gooseneck lights, straight ends, pewter finish, carved letters, sign permit) Discussion: Gilliam said the sign "did not look period appropriate for Main Street"; Telford said it looked "more like an advertisement for a business than the name of a building," and Klempin noted it "competes with the Jake's Hamburgers sign." A first motion by Derr for a smaller new metal sign failed 2-3 before Telford's motion to not approve carried. Outcome: denied (4-1) — moved Margaret Telford, second R. Lee Derr Dissent: Sean Shope

CA13-52 — 520 South Main Street ⭐College St

Work: Install ground directory sign for shops along the north (Franklin Street) side of the 520 Building Type: sign Staff rec: approve with conditions (sign permit) Discussion: Klempin said the sign was needed to "direct/lead people to the shops on the north side" not visible from Main Street; Cox noted it was "actually larger than the sign at the Foust Funeral Home," and Bologna answered it sits below the high curb. Outcome: approved with conditions (5-0) — moved Margaret Telford, second Vick Cox Conditions: 520 South Main address included on the ground sign; Sign permit obtained
