On the Commission since before Nov 2011 (corpus start; continuity suggests longer), Vice-Chairman 2023–2025, elected Chairman July 2025 after Sean Shope moved to City Council. The Commission's institutional memory and its most active member by every measure.

What she cares about (from 15 years of votes and quotes)
- Massing, scale, and green space. Her dissents cluster on projects she deems too big for their lots: the Keeling House relocation (2012, lot-splitting/green-space fears), 622 Estill (2014 — "too big for the surrounding homes… a house taking up a whole lot and leaving no green space"), the Maykus teardown at 303 S Dooley (2015), the 82-ft-wide facade at 521 S Dooley (2019, lone nay even after staff flipped to approval).
- Authenticity over replication. Dissented on the House of Shine demolish-and-replicate (2023) on precedent grounds; consistently skeptical of "tear it down and build a copy."
- The 2013 massing ordinance is her legacy issue — she enforced the 3,400 sq ft / 40% framework case-by-case from adoption, after it survived only 4-3 in Dec 2012.
- Windows/materials orthodoxy: reliably drives in-kind or clad-wood remediation of unpermitted replacements.
- Not anti-project. She is the routine mover of approvals — 127 motions, overwhelmingly "approve with the conditions as presented." Her yes comes when staff supports and the design defers to its neighbors.
How to present to a Telford commission
- Lead with lot coverage, green space, and neighbor-massing exhibits — answer her first question before she asks it.
- Keep additions behind the original roofline; show the street view stays "recognizable as the original house."
- Never touch anything without a CA — under her gavel (2025–) every denial has punished unpermitted work (47 solar panels 7-0; after-the-fact garage demolition 7-0; whole-house casement windows 7-0 — the last one on Smith St in your district, resolved same-night by a simulated-divided-light compromise).
