CA19-12 — 512 Estill Street

Work: Revert to the plat previously approved under CA16-48/CA16-49 (May 25, 2016): Lots 3 and 4 remain with the existing house; revised Lot 5R1 (516 Estill Street) to include 10 feet of Lot 4, ahead of a new period-style house on Lot 5R1. Type: other Staff rec: Approve with conditions Discussion: Mr. Cooper "thanked the City Manager and city staff for their help on the above revised plat." This replatting set up the new house application heard next as CA19-13. Outcome: approved with conditions (7-0) — moved Margaret Telford, second Eric Gilliland Conditions: Final plat approved by the Grapevine Planning and Zoning Commission and City Council

CA19-13 — 516 Estill Street

Work: Construct a new period-style home on revised Lot 5R1: 2,922 sq ft living area plus 478 sq ft attached garage (3,400 sq ft, the ordinance maximum), 29 ft height, 34% lot coverage. Type: new_construction Staff rec: Approve with conditions Discussion: Staff noted the plan was "nearly identical" to the one formerly proposed at 620 Estill Street for the same client, on a wider lot. The commission caught the streetscape drawing mislabeled #514 instead of #512, and Voelker questioned the second-floor placement, which Cooper said was moved forward "to stagger in and out street view" against #518. Outcome: approved with conditions (7-0) — moved Ashley Anderson, second Margaret Telford Conditions: Building permit obtained from the Building Department
