Work: Construct a new 200 sq ft one-story workshop addition to the rear of the existing 500 sq ft two-car garage (rebuilt 2009 under CA09-51), matching board-and-batten siding, metal roof and cresting. Type: garage_outbuilding, addition Staff rec: Approve with conditions (variance combining the 500 sq ft garage and 200 sq ft storage allowances into one 700 sq ft structure; BZA special exceptions for reverse-frontage side yard and garage setback encroachments; building permit; separate CA for exterior materials) Discussion: Fleming said he grew up in Grapevine and 'it has been a pleasure working with Mr. Klempin and Mr. McCallum'; Shope noted Fleming 'put a lot of details into the drawings.' Niewald asked about the 'reverse frontage lot' terminology and Klempin explained the corner-lot setbacks requiring BZA review. Outcome: approved with conditions (6-0) — moved Margaret Telford, second Jim Niewald Conditions: Variance granted to combine the 500 sq ft garage and 200 sq ft storage building allowances into a 700 sq ft structure; Special exceptions approved by the Board of Zoning Adjustment for the side yard encroachment on the reverse frontage lot and the existing garage side-yard encroachment; Building permit obtained from the Building Services Department; All exterior materials, finishes, paint colors, doors, hardware, windows and light fixtures approved on separate Certificate(s) of Appropriateness
