Work: New one-story ranch-style house (3,400 sq ft max) with detached two-car garage combined with storage into one 696 sq ft structure (196 sq ft variance) on the landmarked vacant lot of the H. H. Yancy Farmstead. Type: new_construction, garage_outbuilding Staff rec: Approve with conditions: grant the garage/storage variance and remove the brick wainscoting in favor of siding Discussion: Maykus argued for a brick water table citing neighboring brick homes; staff and Cox countered those homes are not landmarked, and the house will be viewed with the historic Yancy Farmhouse and vineyard. Ware noted brick wainscoting "came after World War II on six thousand dollar homes"; a support letter from Mary Braun was read into the minutes. Outcome: approved with conditions (7-0) — moved Margaret Telford, second Ted Ware Conditions: Variance for the combined 696 sq ft garage/storage approved; Brick wainscoting deleted from the plans and replaced with siding (Hardie board); No third building to be built on the property; All exterior materials, finishes, paint colors, doors and hardware, windows and exterior light fixtures approved on separate Certificate(s) of Appropriateness
