Work: Historic Landmark Overlay on a vacant College Heights Addition lot (once owned by Pleasant Franklin Sanders, 1909-1946) to precede construction of a new period style house. Type: designation Staff rec: approval Discussion: Staff recommended approval 'to record the history of the property and to allow the Historic Preservation Commission to have input in the future development of the property,' with proposed Design Guidelines attached. Neither the owners nor applicant chose to speak; adjacent owner Wanda Howard's written concerns were read into the record. Outcome: approved with conditions (7-0) — moved Margaret Telford, second Chuck Voelker Conditions: Approved with the conditions as presented (proposed Design Guidelines for the property)

Work: Construct a new 478 sq ft one-story period style addition with attached one-car garage on the east side of the relocated 1999 Forbes House. Type: addition, garage_outbuilding Staff rec: approval with conditions Discussion: Staff noted the attached garage counts as living space, bringing the house to 2,683 sq ft, 'within the maximum allowed' 3,400 sq ft. Extended brackets and exposed rafter tails were discussed; Telford asked about fencing (complete), and owner Tina Moore said 'she agreed as presented.' Outcome: approved with conditions (7-0) — moved Ashley Anderson, second Margaret Telford Conditions: Building permit obtained from the Building Department; All exterior materials and finishes, doors and door hardware, and exterior light fixtures staff approved under separate Certificate(s) of Appropriateness
