HL14-05 — 1400 South Main Street

Work: Historic Landmark Overlay for the c. 1970 First National Bank of Grapevine, a George Dahl-designed, Georgia-white-marble-clad building at the south gateway to Main Street, built for Joseph N. Box at a cost of over $600,000, after Wells Fargo filed for a permit to remove the marble. Type: designation Staff rec: Approval of the historic overlay to record the property's history and give the Commission input; 'From the point of Grapevine's preservation, this building should be respected and protected.' Discussion: Staff recounted that after meetings on alternative materials that 'would not have the authenticity of the Georgia marble,' Wells Fargo 'had taken action filing for a permit to remove the marble.' Ware said discussion needed to be 'with a higher management level in Wells Fargo,' Wilbanks agreed regarding 'this building Grapevine sees and knows as an icon,' and the Commission again asked Wells Fargo to voluntarily landmark the property; contractors John Schleutter (S.G. Design) and Jason Kim (Wells Fargo maintenance) were present. Outcome: approved with conditions (6-1) — moved Margaret Telford, second Sean Shope Dissent: Ashley Anderson Conditions: Per proposed design guidelines for the property

CA14-32 — 618 East Wall Street

Work: New additions to the Craighill Cottage in the College Heights Historic District: new carport on the east end, new detached one-car garage at the rear, and a new second-floor addition containing bedrooms and a bath. Type: addition, garage_outbuilding Staff rec: Approval with conditions: all exterior materials (roofing, siding, trim, doors, windows, light fixtures) staff approved under a separate CA; building permit obtained. Discussion: The applicant said the additions would be painted the same color as the existing house, and Klempin noted the 40-foot setback 'fitting in nicely.' Telford cautioned that 'many nice bungalows were being over-built with the second story trend' — not a concern for this case, 'but to be wary not to let too many of these in the Township.' CA14-33 — 427 East Texas Street

Work: Construct a new period-style house and detached garage on a vacant lot in the Original Grapevine Township, designed to the June 2013 preservation ordinance provisions. Type: new_construction, garage_outbuilding Staff rec: Approval with conditions: all exterior materials (roofing, siding, trim, doors, windows, light fixtures) staff approved under a separate CA; building permit obtained. Discussion: Architect Matthew J. Peterson said they 'had changed the original plans to meet the requirements of the June 2013 Township ordinance.' Outcome: approved with conditions (7-0) — moved Ashley Anderson, second Vick Cox Conditions: All exterior materials including roofing, siding, trim, doors, windows and light fixtures staff approved under a separate Certificate of Appropriateness; Building permit obtained from the Building Department
