Work: Construct a new 3,356 sq ft traditional-style brick-veneer house and a 740 sq ft detached two-car garage with workshop on a vacant lot (total 4,090 sq ft, near the 4,100 sq ft ordinance maximum). Type: new_construction, garage_outbuilding Staff rec: Approve with conditions (variance for the 740 sq ft garage combining 500 sq ft garage + 200 sq ft storage + 40 sq ft living-area allowances; separate CA for exterior materials; building permit) Discussion: Kyle Harper said they are 'excited to break ground and start the building process.' Telford asked the purpose of the three dormer windows; Klempin said 'the dormers are a traditional style detail that will provide light to the large family room at the back of the house.'
