Work: Historic Landmark Overlay for the property with a 1,460 sq ft 1961 house that was extensively remodeled in 1999 and whose foundation (and detached garage foundation) has since failed. Type: designation Staff rec: Approval of the historic overlay to record the property's history and give the Commission input in the proposed redevelopment, per proposed design guidelines. Discussion: Klempin explained the house 'was no longer a historic property as it had been remodeled beyond representation of Grapevine's history' and was now 'turned, twisted and deemed unlivable due to its poor foundation.' Telford lamented that 'our Craftsman bungalows are continually being overpowered by 1 1/2 story, triple sized homes.' Outcome: approved (7-0) — moved Chuck Voelker, second Ted Ware

Work: Demolish the existing foundation-failed house and construct a new 1.5-story period-style house with attached two-car garage (architect Russell Moran; 3,103 sq ft total, within the 3,400 sq ft cap) as a home for Mrs. Cox's parents. Type: demolition, new_construction, garage_outbuilding Staff rec: Approval with conditions: HL14-08 approved; rear hip roof replaced with a south-facing gable roof per Alternate 'A'; all exterior materials, finishes, paint colors, doors, hardware, windows and light fixtures approved on separate CA(s). Discussion: David Cox agreed to the Alternate 'A' gable-roof revision and thanked Klempin for 'the last minute push to qualify his case for the October meeting.' Telford objected that the design 'was too big for the surrounding homes on this street' and 'disagreed with a house taking up a whole lot and leaving no green space,' casting the lone nay.
