Work: Construct a new one-story 1,788 sq ft rear addition to the 1952 A. J. Harper house and a new 1,000 sq ft detached garage with workshop Type: addition, garage_outbuilding Staff rec: Approve with conditions, including a variance stacking the 500 sq ft garage, 200 sq ft storage-building and 300 sq ft of living-area allowances for the 1,000 sq ft garage Discussion: HPO, CVB Director and Building Official jointly recommended the garage variance given the large 14,800 sq ft lot and 31% coverage (40% maximum), 'with the condition there be a maximum of two vehicular garage doors.' No questions from the Commission. CA21-69 — 854 East Wall Street

Work: Remediation of denied CA21-49: remove the unapproved vinyl windows from the 1950 L. C. Highnote House and replace them with new Pella double-hung metal-clad wood windows in one-over-one configuration in the original openings Type: windows Staff rec: Approve; after the September denial the owners 'worked with Historic Preservation Staff to investigate the options' and the Pella proposal remediates the Secretary of the Interior Standards discrepancy Discussion: Staff recounted that the vinyl windows had been installed 'without obtaining the required permit' and the September denial; the November 16 resubmittal proposed Pella metal-clad wood units per plans, elevations, specification sheets and photos. It passed without questions. Outcome: approved with conditions (5-0) — moved Chuck Voelker, second Jim Niewald Conditions: Work performed as per the submitted plans, elevations, specification sheets and photos
